How is this different from a typical 20–30% management fee?
Instead of taking a percentage of your gross rent, we charge a predictable flat monthly fee. That means when your income goes up, you keep more of the upside instead of paying larger checks to your manager.
What if my property has a slow season or an unexpected dip?
Because our fees are fixed, you always know your management cost ahead of time. We use dynamic pricing and marketing to minimize dips, but you’ll never be surprised by a big percentage deduction in a low month.
Do you still handle guests, cleaners and maintenance for me?
Yes. Our Full Service and Luxury Concierge plans include cleaner scheduling, guest support, issue resolution and vendor coordination. Essentials is designed for owners who want more involvement and are comfortable handling some on-the-ground logistics.
Can I switch plans if my needs change?
Absolutely. Many owners start on Full Service and later move up to Luxury Concierge as they add properties or want a more premium guest experience. We’ll help you pick the right tier and adjust if your portfolio grows.
Do you work with out-of-state or international owners?
Yes. A large portion of our portfolio is owned by investors who don’t live in Southwest Florida. Our systems, local vendor network and owner portal are built to make remote ownership simple and transparent.
What’s the minimum commitment?
We typically ask for a 12-month initial commitment so we can properly launch, optimize and measure results. We’ll walk through the management agreement and expectations on your discovery call.
